Every day I talk with students who have spent thousands of dollars - five, six and seven K and more for boot camps...nothing more than the old saying "talk is cheap"... They leave pumped up and then the reality hits them that they cannot actually put into practice the information they so highly paid for!

They are on their own to locate and build a team and also do not have the advantage of the buying power of a group of investors like our tour students have in an absorption market...

They are spending a lot of money trying to locate this huge apartment complex 150 units or more - so they can get financing and do the deal with this guy. ..

Too bad they are inexperienced and/or enamored and do not realize they are competition with the "REITS"...too bad they were led down a nearly impossible path...too bad they spent 7k and got NOTHING...but a highly orchestrated pitch!

I want to thank you for putting together our recent buying tour.  It is obvious that a lot of work goes into interviewing and selecting the team in the buying tour market. 

We were given excellent presentations from several mentors, real estate brokers, residential and commercial lenders, inspectors, termite treatment companies, and others. 

I was especially impressed with how well the real estate brokerage company treated us.  After discussing my particular investment parameters, the agent and the owner of the company both went to work to find properties for me. 

They even called owners of properties that weren't on the market.  In fact, we have an agreement to purchase some self-storage units that weren't on the market for sale, and the owner of the storage units has an office building that they are going to offer for sale to me as well.    I am grateful to you for the hospitality that you extended to us and for the many fine meals that you provided. 

You spared no expense with the accommodations, meals, and educational materials.  I was impressed with the four mentors.  They were always accessible when we had questions and willing to help.    My plan is to go back to this market in a couple of months and look for more properties. 

I also look forward to the next buying tour in a new emerging market.  After investing in a flat market here at home for several years, I realized that buying in emerging markets is the only way to make any real money.   

Thank you for sharing your knowledge of emerging markets with us, and for encouraging us to live where we want to and invest where it makes sense.  I give God the glory for putting us together.
