Started in 1985, this is the granddad and original of them all. NAREI.COM founder Marc Stephan Garrison had become tired of speaking at real estate seminars, workshops, and conferences where most of the attendees never did anything with the knowledge that he gave them. He decided to take a chance and put his money where his mouth was by inviting a group of NAREI members into one of his hottest, targeted, absorption markets.
Since that initial Buying Tour, groups of students have applied the concepts of the FIFTH MIGRATION and the GARRISON CYCLE and have participated in this incredible program. NAREI.com continues to target absorption markets throughout the United States. This is a hands-on experience for serious investors in multi-family housing as well as single family homes. Thanks for the info. I have been very happy with our properties in the greater *** area. They have rented very quickly . We have three houses in the area. We also have a share in the *** property. You have hit the nail right on the head with this area. My only problem is I can't afford to buy more. NAREI.com is awesome!

Dear Marc & Paula,
In spite of Marc's surgeries and accidents, I know that you have both put enormous effort into creating and perpetuation what I think is very probably the best possible opportunity that any investor, no matter how experienced or inexperienced he may be, could encounter from any source.

The BuyingTour Schedule:
Sunday
Each tour starts with a Monday night 6:30 PM "Meet & Greet"...this is an informal, casual night designed to get an opportunity to meet you personally. The NAREI.COM mentors and staff will be available to speak with you in small groups.
Monday
Monday is our educational day. We are in the hotel beginning with breakfast followed by NAREI mentors & staff presenting from 9:00 AM - noon. Lunch is catered and is from 12 noon until 1:00 PM. From 1:00 PM until 4:30 PM you will personally meet your NAREI team and be given your property book and all other educational materials. During the afternoon you will be addressed by Insurance, Inspection, Pest Control, Contractors, Mortgage Lenders, and your Buyer's Broker and agents. Dinner is from 5:00 - 6:00 PM and will be catered as well. We start back up for the evening at 7:00 PM and conclude at 8:00 PM. The NAREI mentors & staff are available for the rest of the evening to speak with.
Tuesday
Tuesday is our first day of the bus tour. We begin with breakfast at the hotel and board the bus between 8:30 & 9:00 AM. We are in the field for the entire day and return to the hotel at approximately 5:00 PM. Your lunch will be provided during the bus tour. As well your dinner will be provided at the hotel. Thursday evening is a question and answer session with NAREI mentors& staff. This meeting starts at 7:00 PM and concludes approximately 8:00 PM. After this meeting the NAREI mentors and staff will be available for small groups or individual time.
Wednesday
Wednesday is the second day of our bus tour. We begin with breakfast at the hotel and board the bus between 8:30 & 9:00 AM. We are in the field for the entire day and return to the hotel at approximately 5:00 PM. We have a group dinner together that night and travel on the bus leaving the hotel at 6:15 PM and returning at 8:30 PM.
Thursday, Friday, & Saturday
Thursday, Friday, & Saturday start with breakfast at the hotel and then the first offers are accepted Friday 8:00 AM at our Broker's office. The rest of each day is spent in the field with your agent(s) & NAREI mentors.
Some meals are covered by the tour fee. Your air travel and hotel are not included and/or a rental car if desired. Students may reserve a spot on a tour with a deposit via a credit or debit card. Final payment is due six weeks prior to the tour. A package is sent overnight after payment is made that contains the specifics of your location, hotel, lenders, maps, etc. for your tour.

My wife and I have been chasing around for the last few weeks, but we do wish to send you both our thoughts regarding the previous buying tour. We were extremely impressed and feel the tour was an eye opening and life changing experience. We read Unlimited Real Estate Profit several years ago and were excited about Marc's theory regarding the 5th migration and absorption markets. What made us consider your book more seriously than other real estate "how to" books were the logical theories that we could then back up with real empirical data. We studied our own region for several years and determined that our county and city had just passed an absorption market and had entered an expansion or equilibrium stage (if we had only begun hunting 7-8 years ago).
We wished to find an absorption market, but also have guidance regarding property acquisition and renting. So, we finally made the jump and signed up for the March 2007 buying tour. Initially, my wife was far more excited than I to attend the buying tour. I am an extremely cautious individual who is continually studying how to make the best investment for my money, and I feared the tour would fall below my expectations (too much analyzing/thinking, too little jumping in). I am 25 years old, have worked incredibly hard for the little I could scrape together, and didn't want to be burned by a foolish investment. What also scared me was finding numerous postings on the Internet from "previous" buying tour students who essentially explained how awful their personal experiences were. Many of these postings stated that tours were nothing more than duped people who paid a large sum of money to be carted around a run down region, where information for why a specific city or area was an absorption market was never provided. I must say, after attending the tour, I find these statements to be completely false. The tour was extremely organized, and the resources available for developing an investing team amazing. I believe these people (if they were in fact students) did not pursue the team as a resource on their tours, or were merely lazy.
From my experience and observations, the tour is not designed to hand great investments to students on a silver platter with no effort, but an opportunity to acquire and learn the skills necessary to find those investments within absorption markets. The most valuable aspect of the tour was the buying tour team. I cannot speak more highly of Korlan and Celina as Mentors! They made themselves completely accessible, and patiently went through my laundry list of questions. One evening Korlan sat with me until 11pm at night answering my questions regarding property assessment. Wow! Where else could I have found successful investors willing to give me that much time and insight.
I had a general formula for crunching numbers on properties, but I was doing this by hand with my HP12C calculator. It was taking me 10-15 minutes to get general numbers when assessing properties. Korlan showed me an Excel template he had created and programmed into his Palm Pilot that allowed him to assess a given property within seconds. I asked Korlan to email me this template, and he gave me the best advice I could have received on the tour. "This isn't anything special, you should really create one for yourself. That way, you personally understand the process and will feel confident you're making a good investment." The following day I had almost missed a great opportunity because it took me too long to crunch numbers for a property. That night, after more question / answer meetings with other students and Mentors I sat down and created an Excel Template for myself. When I was done, I could assess whether a property would cash flow within seconds. This allowed me to quickly rule out hundreds of MLS listings within a couple hours.
The Mentors led me in this direction, and Korlan was absolutely right. I can now adjust this tool to meet my needs in any market I choose to pursue. Everyone was so open with information, and more than willing to allow their brains to be picked! The second most valuable asset to the tour were the students themselves. There was an entire spectrum of experienced real estate investors on the tour, and everyone was more than happy to share their experiences. There is nothing better than learning from the experience of others. We now realize how important it is to surround yourself with positive, intelligent, "can do" people.
The network of people we are connected with is a resource that would have taken us years to build by ourselves. We now have people to bounce ideas off of, and share experiences with. We can't do that with our best friends at home, they think we're crazy, no matter how sane our plans involving real estate investing might be.
The binders of information provided regarding the region also eased any anxiety I had concerning whether or not the region was an absorption market. In short, the tour was incredible because of the team/network of people working together, and the general information provided during the course of the week. I certainly recommend this tour for anyone serious about real estate investing, and willing to work hard. The tour was exhausting, but I really believe we are on our way to being free and clear. We were able to find several great investment properties, 2 of which we will be closing on in 1 week. We hope to attend a second buying tour, and perhaps one day be honored with helping other students as a Mentor.
