History of NAREI

The National Association of Real Estate Investors (NAREI) was originally established April 15th, 1985, by Marc Stephan Garrison with the central focus of sharing between the members of NAREI the very best tools for real estate investing today. It is estimated that currently there are over 10 million owners of residential, non-owner occupied, income property in the United States and Canada. NAREI is not associated with any of the “get rich quick gurus in real estate investing”. NAREI’s success stories are nothing short of incredible. Since 1986, NAREI BuyingTours, based on Marc Garrison’s initial research - have opened up an entirely new world of profit for today’s real estate investor.

• The concept of the “Fifth Migration” (starting in 1983 - the flight of American business from regions of obsolescence to inexpensive pro-business regions of opportunity) was discovered and defined. This unique concept has been taught to the members of NAREI since 1986.

• The “Garrison Cycle” named after the original founder of NAREI, describes the life stages of all real estate (the concept that all residential non-owner occupied income properties exist in one of four unique economic cycle stages – with each cycle stage requiring an entirely different approach – expansion, equilibrium, decline, and absorption) was defined and then applied to real estate investing by NAREI members for the first time in 1986. InnerCircle mentors of NAREI teach the Garrison Cycle of real estate investment to the new members of our organization. NAREI students have made incredible profits investing in absorption markets.

• Real Estate is defined by three different levels of investing. Level one – investing in residential income property in your backyard. Level 2 – investing in residential income property outside of your backyard in markets that are in the economic cycle stage of absorption in the United States or Canada. Level 3 – investing in residential income properties in absorption markets on an International scale.

Teaching our members to identify the right geographical location in the right economic conditions is the heart of what we do. In real estate investing, buying low and selling high is really a matter of knowing where and when and that requires research. In order to teach our members how to be in the right "where and when" circumstances, we track major domestic Metropolitan Statistical Areas (MSA) in the United States each year in an effort to stack the "economic deck".

Since 1986, NAREI has worked many level 2 – domestic absorption markets. In each of these markets our members have typically owned less than 3 to 5 years as the market transitions from decline into absorption and then back into expansion. In each of these markets NAREI members have often seen rents double and even triple and the original purchase prices appreciate between 2 to 5 times usually within 3 to 5 years - just by investing in real estate based on quantitative and qualitative research. Members of the National Association of Real Estate Investors are currently investing in several domestic (level 2) absorption markets with incredible growth potential in income and property values. In essence, what NAREI teaches members to do in real estate investing would be called “insider trading” in the stock market. We teach our members how to identify where to buy, when to buy, when to sell, and where to tax-free 1031 exchange to. This type of research is backed by demonstrable facts that can create wealth in minimal time.

Real Estate values are driven by one interdependent relationship. That age old proven concept of supply and demand. The natural market drive to balance supply and demand produces a dynamic cycle within the real estate market. Within this market cycle there are four distinct economic cycle stages. NAREI specializes in teaching the InnerCircle members how to identify the best investment opportunities. NAREI’s InnerCircle members learn how to identify the top absorption markets in the country. In addition, they learn how to select the best local professionals - including property management. Finally, they learn how to identify when the market reaches an optimum point to sell. Even though our members are acquiring their own properties the students on our BuyingTours have the benefit of economies of scale. The number of our investors purchasing in these markets provides NAREI with competitive advantages that are not available to the solo investor working an absorption market by themselves. Our BuyingTour students benefit from the purchasing power provided by grouping individual investors together on a tour.
